A Unique Home Addition Featuring a High-End Game Simulator

Home remodeling is both an art and a science, and this home addition showcases how getting the math and physics right sets the stage for a truly compelling outcome.

In-home golf simulators are surging in popularity as a way to keep your game sharp without having to juggle tee times within a busy schedule. But in this project, our client wanted more than just a golf simulator.

The goal: a year-round, multi-sport game simulator built inside a home addition that blends seamlessly with the rest of the house.

In a game simulator, your options go far beyond golf. You can hit slap shots, throw a football, take batting practice, and even simulate skeet shooting.

However, this requires considerable space and presents a handful of other challenges, including noise abatement, climate control, and integration with the existing structure.

Our first step was to get the dimensions right. We lowered the floor about four feet from the prior finish level, which created depth for ball containment while enhancing sightlines in the simulator. Structurally, this also meant that we didn’t have to underpin the foundation, and the roof pitch of the addition would remain below the height of the windows of the main level.

The building structure for the addition also included other design elements to promote safety, comfort, and convenience:

  • Sound control: Acoustic panels are built into the walls, containing the sound of high-impact sports (like the ping of a drive hit perfectly off the tee)
  • Tiered flooring: This allows balls to roll back without going all the way under the stairs.
  • Dedicated mini-split HVAC: Four-season comfort makes the game simulator comfortable throughout the year.
  • Essential access: A magnetic door keeps the sump pump accessible for any service needs.

The next step was to design the ideal connection between the addition and the existing living space. We created a landing that looks over the simulator, letting you observe at a safe distance. A wall-mounted TV, high-top chairs, and a built-in shelf for drinks allow you to do that in style and comfort.

Walnut finishes create an elegant look that gives the whole space a cohesive visual appeal. There’s also storage for golf clubs and other sports equipment so that the simulator itself remains uncluttered.

All together, we delivered a high-powered addition that provides year-round entertainment without compromising the home’s aesthetics or foundation integrity. It shows what can be accomplished with vision, innovation, and attention to all the details, both big and small.
