What Is the Design-Build Process?

With the design-build process, the same firm manages every step of the project, from the initial design phase all the way through construction and the final inspection.

The design-build process operates on a simple principle: everything runs more smoothly when managed by one unified team. Design builders have in-house designers, project managers, and craftspeople. While they may bring in specialized tradespeople as subcontractors for specific types of work, they handle the project from soup to nuts.

In practice, that means that design builders do a whole host of tasks in making your project a reality:

Instead of a design-build process, you have a design-bid-build process. With the latter, homeowners need to have a design plan in hand and then get bids from GCs. The designer works separately from the GC; there's no baked-in collaboration like there is with design builders. That opens the door to all types of potential inefficiencies and miscommunications.

Another important difference is the contract structure. Design builders often offer a fixed-price contract, which means that the price is locked in once the design is finalized. Conversely, most GCs work with time-and-materials contracts, meaning added labor or unforeseen costs get tacked onto your bill (even if it exceeds the initial estimate). It's kind of like the difference between Uber and a taxi. With Uber, you pay a set price, even if you hit traffic on the way. With a taxi, the meter's running, so you get stuck with extra charges from unexpected issues.
